The 38-level tower at 7–9 Northcliffe Terrace, Surfers Paradise, represents a $480 million vision by DD Living founder David Devine, bringing together an absolute beachfront position, expansive residences and an extensive collection of private resident amenities.
Speaking with realestate.com.au, Devine reflected on the vision behind Royale and the rarity of its 2,251sqm north-east-facing site.
“The brief was, I want people to walk along the beach when this building is finished, look up and say, ‘that’s where I want to live’,” Devine said.

Designed by DKO Architecture, Royale’s sculptural façade takes inspiration from the form of a pandanus tree, creating a distinctive new presence on the Surfers Paradise beachfront.
Interiors by Mim Design complement the architecture with a refined coastal palette, while construction was delivered by Hutchinson Builders.
At the heart of Royale is an approach to apartment living that extends well beyond the private residence.
Welcome to Club Royale
One of Royale’s defining features is Club Royale, a 560sqm private residents’ retreat conceived as an exclusive members’ club.
The space includes a teppanyaki dining room, commercial-grade kitchen, executive meeting rooms and a temperature-controlled wine cellar with dedicated whiskey storage.
Its centrepiece is Mai Tai, a cocktail bar finished in blush-toned stone and inspired by the iconic Royal Hawaiian Resort in Waikiki.
The private amenity offering continues outdoors with two elevated swimming pools overlooking the Pacific Ocean, including a 25-metre lap pool and resort-style lagoon pool surrounded by landscaped gardens.
A dedicated wellness area includes a 110sqm glass-framed gym overlooking the beachfront, together with a yoga terrace, steam room, sauna and hot and cold plunge pools.
A Growing Demand for Beachfront Living
TOTAL Property Group Managing Director Adrian Parsons told realestate.com.au that prestige purchasers were increasingly seeking a complete lifestyle offering beyond the walls of their residence.
“We’re noticing other markets around the country that are certainly slowing and dipping, but people have woken up to what we have on the Gold Coast,” Parsons said.
“We are really the envy of the property markets around Australia.”
The article also highlighted growing demand for large-format apartments as buyers increasingly look for the scale and comfort of a traditional home paired with the ease of apartment living.
“We’re seeing that demand for large-format apartments outstrip demand for houses,” Parsons said.
“A lot of that has to do with the lifestyle… practically zero maintenance, lock up and leave, go travelling.”

With residents now calling Royale home, only a limited collection of three and four-bedroom residences and penthouses remains.
